I recently found out, during a home inpection, that under my asphalt roof there is asbestos. I am trying to sell the house, the prosective buyings are concerned about future replacement costs. Is there any cost effective ways to deal with this situation. Asphalt roof will problably last another 5 years.

Is the asphalt roof laid over asbestos shingles or just felt which has asbestos?
Check with your states DEP to see what removal and disposal regulations are. Also check with competent roofers for prices of a new roof. Then the negotiation process begins with the prospective buyers. You may have to agree to accept less than offered price based on costs involved, since their contract was probably contingent on a home inspection which gives them an out on the original offer.
